Basic Function

Under the direction of an administrator or manager, performs a wide variety of day-to-day custodial and floor care responsibilities including but not limited to stripping, refinishing, buffing, shampooing, extracting, waxing, mopping, vacuuming, scrubbing, cleaning, and sanitizing various types of flooring in the assigned area; operates hand, power tools, and cleaning equipment such as extractors, buffers, burnishers, floor polishers, vacuum cleaners, shampooers, and floor strippers; conducts minimal repairs that present as safety hazards; keeps floors free from obstructions and hazards; mixes, applies, and disposes chemicals and hazardous waste in accordance with Safety Data Sheets, Occupational Health and Safety Administration (OSHA), and safety guidelines. The Custodian II, Floor Technician has specialized, and technical knowledge related to various types of flooring, cleaning methods, and techniques; mixes and applies chemicals and solutions related to specific flooring types throughout the area of assignment.

Representative Duties

The following duties are typical for this classification. Incumbents may not perform all of the listed duties and/or may be required to perform additional or different duties from those set forth below to address business needs and changing business practices. Essential responsibilities are designated by *.

1. Inspects and monitors the quality and condition of all flooring surfaces throughout the District and college sites on a daily basis; identifies, records, and reports areas in need of additional cleaning, sanitizing, or repair. E

2. Performs technical floor care for a variety of flooring types including but not limited to wood, tile, laminate, carpet, and concrete surfaces; determines the type of materials, chemicals, solutions, and equipment needed to strip, refinish, buff, wax, polish, power wash, extract, mop, shampoo, scrub, clean, vacuum, clean and sanitize floors based on the type and condition of flooring surfaces. E

3. Operates and maintains a variety of floor care equipment and tools including but not limited to refinishers, buffers, waxers, scrubbers, extractors, vacuums, and power washers. E

4. Performs minor, routine, and/or non-technical repairs and maintenance of equipment; maintains equipment and supplies in proper working condition; reports need for more technical repairs; may make repair arrangements with internal departments based on contracted or standard warranties. E

5. Identifies and utilizes appropriate cleaning, disinfecting, and sanitizing solutions and methods in accordance with safety and infection control standards. E

6. Cleans and sanitizes other areas of assignment including but not limited to windows, walls, ceilings, restrooms, and furniture, as needed. E

7. Reports and resolves any issues, concerns, or problems related to floor care or custodial services; escalates concerns, problems, or more complex issues to the Custodian Lead or management for assistance and/or guidance. E

8. Washes windows, blackboards, furniture, and walls; dusts and polishes furniture and woodwork. E

9. Empties and cleans waste receptacles; sweeps sidewalks; picks up paper and debris; picks up trash s and empties into large receptacle bins. E

10. Ensures compliance with all federal, state, and local regulations related to the proper and safe storage and disposal of all cleaning chemicals and solutions. E

11. Performs basic security duties related to building and grounds safety during assigned times; turns lights on and off; unlocks, locks, and secures doors and windows; notifies appropriate management and staff of District, college, and/or building issues and/or areas of concern. E

12. Updates and maintains department records and files according to established guidelines, policies, and procedures. E

13. Follows Occupational Health and Safety Administration (OSHA) guidelines in the execution of duties related to the area of assignment; references Safety Data Sheets, when needed. E

14. Takes, tracks, and maintains an inventory of department equipment and supplies; assists with ordering equipment, supplies, and materials as needed; makes recommendations to supervisor and/or manager related to the purchasing of custodial equipment. E

15. Assists with set up, tear down, and moving of furniture, equipment, canopies, tables, chairs, and/or other needs at the request of District or college staff and management for special events or office and/or furniture moves within the District or college sites; assists with the removal of old furniture, tables, chairs, and desks from classrooms, offices, conference rooms, labs, and other District of college locations to surplus locations, as requested and/or needed. E

16. Assists custodial and maintenance staff, as needed. E

17. Performs a variety of clerical responsibilities in support of the departments day-to-day activities and/or operations utilizing a variety of communication modalities including but not limited to answers and responds to phone calls, emails, text messages, and chat platforms; opens, screens, and distributes mail and corres¬pondence; photocopies documents and requests duplication services; ensures maintenance and repairs of assigned work areas, facilities, or equipment; enters various requests for services from IT, Facilities, and Maintenance; contacts vendors for equipment service, when needed; follows-up with vendors to ensure satisfactory completion of requests; may perform simple repairs or maintenance to standard office equipment. E

18. Attends and participates in meetings, trainings, workshops, and/or professional development opportunities, as appropriate.

19. May be required to travel to other sites to perform custodial services related to the area of assignment.

20. May provide work direction or guidance to Custodial staff, student assistants, student workers, and short-term, temporary staff, as needed.

21. Performs related duties that support the overall objective of the position.

• Occupational Safety and Health Administration (OSHA) and the Center for Disease Control (CDC) guidelines and standards for the prevention, containment, and elimination of blood borne pathogens, viruses, and other potentially infectious materials including proper disposal of biohazard waste.
• Effective communication techniques and interpersonal skills using tact, patience, and courtesy.
• Federal, state, and local laws, codes, and regulations and District policies and practices pertinent to the area of responsibility.
• Best practices and procedures on use of various office equipment.
• Correct English usage, grammar, spelling, punctuation, and vocabulary.

Education and Experience

• High school graduate or General Educational Development (GED); AND
• Three (3) years of experience in floor care and/or custodial services; AND
• Sufficient training and experience to demonstrate the knowledge and abilities listed.
• Or, any combination of education and experience which would provide the required qualifications for the position.

Foreign Degrees

Any degree from a country other than the United States, including Canada and Great Britain, must be evaluated by an Evaluation Service prior to the closing date. Certification must be attached with copies of transcripts.

License Certificates/Credentials

• Possession of, or ability to obtain, a valid drivers license.
• May be required to travel for various off-site meetings, trainings, conferences, and or events in support of the overall objective of the position.

Desired Qualifications

Experience in specialized floor care cleaning, maintenance, and repair.

Distinguishable Characteristics

The Custodian II, Floor Care Technician performs technical responsibilities related to floor care, repair, and basic restoration of flooring surfaces including but not limited to wood, tile, laminate, carpet, rugs, and concrete surfaces. The incumbent inspects and monitors the quality, condition, and safety of all flooring types throughout the District and college sites related to the area of assignment; performs various types of floor care based on flooring type; determines equipment, cleaning methods, and chemicals or solutions needed to clean, repair, and/or sanitize flooring surfaces; makes recommendations to Lead Custodian and management related to the next steps due to more complex issues or concerns related to flooring conditions.

The Custodian II, Floor Care Technician is distinguished from the Custodian I in that the latter classification are responsible for routine, day-to-day custodial responsibilities under close supervision does not perform the more complex floor care responsibilities which require a higher degree of knowledge, skill, and technical experience. The Custodian performs a wide variety of responsibilities that may include standard floor care such as mopping, shampooing, or vacuuming flooring surfaces, as needed.

The Custodian II is distinguished from the Custodial Lead in that the latter classification are responsible for the inspection and evaluation of work performed by the custodial team. The Custodial Lead assigns, evaluates, and completes work orders and special projects.

The physical and mental demands described herein are representative of those that must be met by an employee to successfully perform the essential functions of this class.

PHYSICAL DEMANDS:
While performing the duties of this classification, employees are regularly required to sit or stand for extended periods of time; talk or hear, in person and by telephone; use hands repetitively to finger, handle, feel, operate personal computers and other standard office equipment; and reach with hands and arms; bend at the waist, kneel or crouch to file materials.

Specific vision abilities required by this job include close vision, ability to distinguish basic shades and colors and the ability to adjust focus.

Employees are frequently required to walk and stand and occasionally lift up to 50 pounds.

MENTAL DEMANDS:

WORK ENVIORNMENT:
The work environment described herein are representative of those an employee encounters while performing the essential functions of this classification. Incumbents in this classification may encounter frequent interruptions by college personnel, students, and the public.

Employees work in an indoor and outdoor environment; subject to frequent lifting (up to 50 lbs. unassisted), carrying, pushing, and pulling; employees are subject to fumes from cleaning chemicals; subject to exposure to biological conditions which may be unhealthful or hazardous; employees in this classification are assigned to work during swing and evening shift hours. Employees may be required to work occasional weekends or holidays.
